HURGHADANOW sits down with Sally and Jo of Jabal Real Estate to discuss investment strategy, buyer confidence, and why relationships matter more than simply selling property. When it comes to buying property in Hurghada, choosing the right apartment is only part of the journey. Behind every successful purchase should be a strategy, a trusted adviser, and a clear understanding of your long-term goals. We spoke with Sally and Jo from Jabal Real Estate, whose backgrounds in banking and private wealth management have shaped a different approach to the real estate market.

We don't sell properties we build investment strategies.

HURGHADANOW: Jabal has a very different approach to many real estate companies. Where did that philosophy come from?

Jo: Both Sally and I come from financial services, so we understand how important trust is between a client and their adviser. Around ten years ago we realised we didn't want to become another company simply selling properties. Instead, we wanted to help people build the right investment strategy. Every client starts with a conversation. We take time to understand their goals, their financial position, and what they actually need not simply what they think they want. When you combine those objectives with proper financial planning, you're taking the first real step towards building a successful property portfolio.

Decades of financial experience

HURGHADANOW: Between you, there's a wealth of experience?

Sally: I've worked in banking and investment management since 1999, progressing from investment departments into senior management and private banking. That experience taught us that property should always be approached as part of a wider financial plan, not simply an emotional purchase.

Buyers and investors are not the same

HURGHADANOW: Is there a difference between buying a home and buying as an investor?

Sally: Absolutely. A buyer is looking for somewhere to live or enjoy as a second home. They may want two bedrooms, a sea view, family facilities and a particular lifestyle. Those requirements are personal and shouldn't be compromised. An investor thinks completely differently. They focus on rental demand, return on investment and future capital growth. Often, smaller apartments provide stronger rental yields. The most important thing is this: you are not buying four walls you are buying the location, the community and the future potential.

Why Jabal only works with trusted developers

HURGHADANOW: You seem very selective about the properties you represent.

Jo: We use the same due diligence standards that financial institutions use before recommending any investment. Before we list a property, we research the developer, their financial strength, legal standing, previous projects and overall reputation. We don't overwhelm clients with hundreds of listings. We carefully select opportunities we genuinely believe in. That level of research gives our clients confidence that every recommendation has already been thoroughly assessed. The relationship doesn't end after completion.

HURGHADANOW: What happens after someone buys?

Jo: That's when the relationship really begins. Many of our clients have been with us for six or seven years. We've helped them buy, sell, reinvest and continue growing their portfolios. Property investment isn't a one-off transaction it's a long-term journey.

Finding rare opportunities

HURGHADANOW: If a client is looking for something specific that isn't on your books, will you search for it?

Jo: Absolutely. Sometimes we find the perfect property in an hour. Sometimes it takes a year. Finding the right investment shouldn't be rushed. The only real pressure comes from changing market prices.

Understanding EOI (Expression of Interest)

One area many buyers misunderstand is the Expression of Interest (EOI) process. According to Sally, an EOI allows buyers to reserve an early position before a development officially launches. This gives purchasers access to the best locations and layouts before properties are released to the wider market. Importantly, a genuine EOI should be fully refundable if a buyer decides not to proceed.

Final advice for investors

Before making any investment, Sally believes buyers should ask themselves one important question:

Why are you buying? Is it a holiday home? An investment for retirement? A rental property? A legacy for your children?

Understanding your objective allows the right strategy to be built around your budget and long-term plans.

Her final piece of advice?

Find the right consultant. Keep an open mind, and take time to understand the market before making any decisions
